Project Scenario:
You have been hired by the Owner of a fast-food franchise to be the Project Manager for a new
facility. The owner has already leased the land and will use the franchisor’s architect and
engineers to design the new building. You are responsible to work with the design team to
coordinate its completion and to provide input into the design. You will then be responsible to
manage all aspect of building the facility through occupancy.
Project Assignment Step #1:
Given the above situation, complete the following:
1. List the major necessary steps and tasks that must be accomplished to complete
the project (include all important documents, project participants, etc.) Organize
your tasks list by project phases.
2. Provide an organization chart showing the contractual relationships between
participants.
3. Provide an organization chart showing the communication flows between
participants.
4. Prepare a design schedule.
Project Assignment Step #2:
Using your organization charts, schedule of tasks and other information from Step #1, complete
the following tasks as project manager of the fast-food building project:
1. List the tasks and sub-tasks required to bid the project to a general contractor using a
design-assist approach under a Cost-Plus w/GMP contract. Outline the bid process that
you will implement to select the general contractor.
2. Assume that your contract with the general contractor requires you to oversee and
approve the selection of all subcontractors for the project, but leaves the overall
responsibility for the buy-out with the General Contractor. Describe your plan to manage
and coordinate the buy-out process with the general contractor.
3. Using your information from items 1 and 2, above, prepare a procurement schedule.
4. Prepare an outline or template for your monthly progress report to the Owner. List all
back-up documentation that you will include in your report each month.

Project Assignment Step #3:
Using the information and documents from Project Steps #1 and #2, perform the following tasks:
1. Expand your list of tasks by inserting more detailed steps and tasks as you deem
necessary, focused on construction activities. Make sure that there are enough tasks for
the building Owner to logically follow the process through completion.
2. Organize your task list into a precedence network (AON).
3. Insert logical timeframes for each task into your precedence network.
4. Using today’s date as the project start date, prepare a construction schedule using
your task list (using MS Project). Calculate the minimum project duration and
earliest ending date based on the precedence network as your source document.
5. Incorporate your design schedule and procurement schedule to create an overall
project schedule (design, procurement, construction)
Project Assignment Step #4:
You are responsible for Quality Assurance as the Project Manager for the fast-food facility that
you have performed tasks for in your previous project assignment. Provide the following
information as part of your quality assurance planning process:
1. Set up a quality control organization for the project. Prepare an organization chart
showing how the parties fit into the quality control organization for this project.
2. Prepare a simple quality control matrix using the previously completed task list,
schedule of tasks and your quality control organization chart.
3. List the QA/QC documents/files/binders you will use to control the project
quality.

Project Assignment Step #5:
Using the fast-food franchise scenario we used in project assignments 1-4, assume a different
role: that of the project owner (the fast-food franchisee) who is setting out to hire a professional
construction manager (PCM) to manage the project. In preparing to hire the PCM, perform the
following:
1. List the qualifications required of the PCM for consideration.
2. List the information that you will include in the request for proposal package
(consultant bid package).
3. List the information that all PCM proposals must contain to be considered
(proposal submittal requirements).
4. List the duties and responsibilities that you will require of your PCM.
5. Prepare a detailed PCM procurement schedule.
6. Prepare a scoring matrix (rubric) to analyze and evaluate the prospective PCM
who submit proposals for your project.
